Once you have viewed the property in which you are interested, you will need to fill out an application form which will be used for our assessment purposes. We will then instruct our agency LetSure who take care of all checks and references on our behalf. You can find more information on our Tenants Obligation page.
We pride ourselves on our tenant care and you will have access to your own dedicated lettings expert throughout your tenancy. They will help you with any issues you face while renting a home with us, from liaising with Landlords regarding maintenance and drawing up tenancy agreements to suit all parties.
Courtney Green will hold your deposit for the duration of the tenancy and register this with an approved Tenancy Deposit Scheme. The deposit will be payable at the commencement of the tenancy, this currently stands at the equivalent of a month and a half of the monthly rent.
The rent is then payable by standing order and must be credited to our bank account on the due date as specified in the tenancy agreement.
The tenancy agreement will be valid for a minimum of six months. If you are taking a tenancy in joint names with another party, you are jointly and severally liable for rent payments for the duration of the tenancy agreement.
The tenancy agreement is a legal and binding contract and the tenant is responsible for payment of rent for the entire agreed term. The agreement may not be terminated early, unless the tenancy agreement contains a break clause that is agreed prior to the tenancy commencement.
If you are unsure of your obligations under the tenancy agreement then you are advised to take independent legal advice before signing.
All tenancy agreements include No Pets and No Smoking clauses as standard. Permission to keep pets, or to smoke within the property, will only be allowed with the express written permission of the landlord or Courtney Green as the landlord’s Agent.
An inventory will be supplied at the start of the tenancy. This document will detail the contents, fixtures and fittings, and the condition of the property.
We are full members of the National Association of Estate Agents (NAEA), the Association of Residential Letting Agents (ARLA) and the National Approved Letting Scheme (NALS). We are also a member of the SafeAgent scheme, meaning that our tenants and landlords can rest assured knowing their money is protected by a Client Money Protection scheme.
