Letting Your Property
We established our Letting department in 1990 and have since grown to be the largest independent lettings agency in Horsham, with a portfolio of over 600 properties ranging from town centre studio flats to substantial country houses and cottages. Over the course of time we have built relationships with many businesses and are often recommended and used by several local, national and international companies for the relocation of staff to the Horsham area, which can be a valuable enquiry stream.
As you would expect from an established business, we are a fully bonded member of the Association of Residential Letting Agents (ARLA), the National Approved Letting Scheme (NALS), the Tenancy Deposit Scheme (TDS) and the Property Ombudsman for Letting Agents.

Renting a Property
Once you have viewed the property you are interested in, before you can take occupancy there are a certain number of checks and references that have to be requested. To carry out these checks and references on our behalf we use an agency called LetSure.
You will be asked to complete an application form, which will be used for the tenant assessment. If you have had any adverse credit problems in the past, it is important that these are mentioned prior to the submission of this form so that they can be checked prior to the assessment.

To simplify the complexity of charging what can seem like a never ending list of costs, we offer a single set up cost. This is unlike most of our competitors who charge tenants separately for their share in preparing the Tenancy Agreements, the Inventory and Schedule of Condition and any Check-in/Check-Out services.
This cost will vary depending on how many applicants there are applying and is charged when tenants agree to take the property. Please contact us [insert link] to get full details of this charge and for a copy of our Terms and Conditions. This set up cost is non-refundable except where the landlord withdraws the property from the market. It is also not refundable if references are not acceptable, nor if the applicant decides not to proceed with the tenancy.
Courtney Green will hold your deposit in a separate account for the duration of the tenancy and register this with an approved Tenancy Deposit Scheme. The deposit will be payable at the commencement of the tenancy, which is currently the equivalent to a month and a half of the monthly rent.
The rent is then payable by standing order and must be credited to our bank account on the due date as specified in the tenancy agreement.
The tenancy agreement will be for a minimum period of six months. If you are taking a tenancy in joint names with another party, it is important to remember that you are jointly and severally liable for rent payments for the duration of the tenancy agreement.
The tenancy agreement is a legal and binding contract and the tenant is responsible for payment of rent for the entire agreed term. The agreement may not be terminated early, unless the tenancy agreement contains a break clause that is agreed prior to the tenancy commencement.
If you are unsure of your obligations under the tenancy agreement then you are advised to take independent legal advice before signing.
All tenancy agreements include No Pets and No Smoking clauses as standard. Permission to keep pets, or to smoke within the property, will only be allowed with the express written permission of the landlord or Courtney Green as the landlord’s Agent.
An inventory will be supplied at the start of the tenancy. This document will detail the contents, fixtures and fittings, and condition of the property.
