Landlord Fees Information

Level of service offered:

Tenant find: 50% of one months rent

INCLUDES:

  • Full marketing and tenant find.
  • Obtain suitable tenant references.
  • Draw up initial Tenancy Agreement and serve all legal notices required.
  • Collect and remit initial months’ rent only and collect deposit.
  • Register security deposit if requested. (£ 18.00 inc VAT annual fee applies for retaining deposit)

Rent collection: 12% of rent (inc VAT)

INCLUDES:

  • Full marketing and tenant find.
  • Obtain suitable tenant references
  • Draw up initial Tenancy Agreement and serve all legal notices required.
  • Collect and remit the monthly rent received less any commission and other works due. Collect and register security deposit. (£18.00 inc VAT annual fee applies for retaining deposit)
  • Arrange inventory at the start of the tenancy including meter readings and arrange final check out.
  • Pursue non-payment of rent and provide advice on rent arrears actions
  • Make any HMRC deduction and provide tenant with the NRL8 (if relevant)
  • Organise any day to day maintenance repairs if requested, using our panel of local approved contractors.

Fully managed: 14.40% of rent (inc VAT)

  • Arrange inventory at the start of the tenancy including meter readings and arrange final check out.
  • Pursue non-payment of rent and provide advice on rent arrears actions
  • Make any HMRC deduction and provide tenant with the NRL8 (if relevant)
  • Undertake three inspection visits per annum and provide advice note.
  • Organise all routine and emergency works including insurance claims.

Initial Setup Cost (Landlords Share): This is charged at the equivalent to a week’s rent, plus VAT. See example below:-

For example at a monthly rent of £1000 pcm, the set up cost would be £230.77, plus VAT = £276.92.

Tenancy Renewal Fee: £42.00 (inc VAT)

Inventory Fee (landlords share): Included as part of Initial Fee (Furnished properties may attract additional charges)

Annual Deposit Registration Charge: £18.00 (inc VAT)
